Custom Home:
6 Steps to Building Yours
Building a custom home is always an awesome experience, but it can be overwhelming. When faced with choices that will define your living space, and your family’s as well, you start feeling the pressure. Once you are faced with seemingly simple decisions like the layout, materials used or sizes you start doubting your judgement. However, qualified professionals will always guide you through the right path. As long as you keep in mind one thing, making your family’s dream home come true. If you have that mentality you will always make the right calls as long as you have the right help.
The Initial Meeting
The first step of building your custom home is meeting with your professional builder. Before this meeting, you must be clear on what you want and what your house really needs. You will discuss what needs to be in your house, what you want and what your budget may be. Your builder will then review their inventory, available lots, materials, etc. It’s always a great time to meet with a mortgage company and apply for financing as you will need to make a contract deposit.
Design
The designing of your custom home is where you get to really visualize the final layout. In addition, you’ll be able to discuss specific materials you want to use and any specific details you want to be included. Your professional consultant will also help you set realistic goals for your house while trying to keep you within your budget. You get to choose colors, styles and other practical elements of your house that will eventually turn it into a home.
Construction
The construction of your custom home is pretty straight forward. However, it still requires your participation. First of all, it will make you feel involved and give you the peace of mind you deserve. Building your house according to your specs can take up to six months, depending on the weather, materials used, selected plot and design chosen.
Inspection & Walkthrough
Inspection of the building of your house is where you come in. You will get periodic walkthroughs so you can verify the work quality and schedule of your house delivery. At the end of the construction phase, you will get a walkthrough of the whole thing. A city inspector will deliver a final inspection and issue a Certificate of Occupancy. There will be an appraisal as well as the final survey and finally a closing date will be set.
Closing & Funding
The title company will work side by side with your mortgage provider to complete the closing on your new home and make everything official. This means the title company will transfer the title, receive funds and issue a formal closing statement.
Moving into Your Custom Home
Before you know it your move-in date will be set and voila! You will be ready to move into your new custom home. If any issues were to come up after you take ownership of your house you can report it to the builder’s staff and they will find a solution for you.
